Kitchen and Bath Q&A with Julie Popichak
What is the #1 feature in a kitchen that really captures a buyer's attention during a showing?
“Countertops, quartz seems to the be hottest trend but lighter styles of granite also remain popular.“
What should someone looking to do a kitchen renovation think about for resale?
“If your kitchen has Formica countertops, I would suggest replacing with a granite/quartz countertop and some type of tile backsplash assuming the cabinets are in good shape. If not, consider having them repainted and new hardware added. This is significantly less costly than replacing all of the cabinets with new.”
Think about one of the best kitchens you've ever seen in Brunswick County. What did it have and why did you like it?
“Offset cabinets with nice trim, patterned tile backsplash that complements the Quartz countertops. Center island with farm-style sink and large prep area and room for seating. Bar refrigerator at the end of the island. The island cabinet was navy shiplap and the cabinets were white. Several of the cabinet doors had glass panels to showcase dishes. The colors were neutral with a pop of navy. Stainless steel appliances and gas range. “
What upgrades do buyers love to see in a master bathroom?
“Walk-in tile shower deep enough that no shower door is needed or seamless glass shower door, luxury shower faucets and seating bench.“
What bath upgrades would you recommend for homeowners thinking about selling?
“Updated mirror and bathroom fixtures are inexpensive and give a big bang for the buck. If already adding granite or quartz to the kitchen, replace the bathroom vanities as well. Paint and add new hardware to the cabinets if needed.”
If you are building a new home today, what must your kitchen have?
“Stainless appliances including dishwasher, garbage disposal, large kitchen island with prep space and room for seating.”
What does a short-term rental need in a kitchen to command more bookings?
“If a large rental, 2 refrigerators, and 2 dishwashers make the rental more desirable. You should have enough seating to accommodate all of the guests. Have a fully stocked kitchen with dishes including wine glasses and bottle openers, blender, mixer, etc. Holidays are a great time to rent and it can be frustrating for renters if they cannot make their favorite drink or a family meal.”
What in a kitchen or bath will make a client turn around and walk out the door?
“Tub/shower insert with a chrome sliding glass door. Formica countertops.”
